​                                                   Home Watch/Absentee Owner Services; Including Monthly Reports

​                                             with date stamped photos, repairs, maintenance, and remodeling supervision 


      Perhaps you didn't know you may be required ​ to have a  Home Watch Service Provider, in order for your

      current Homeowner or Flood Insurance policy to pay a claim?  Unfortunatly, it happens all the time, so

      you REALLY do need to check your policies, and be aware any "Vacancy Clauses", or the like.

      Over the past 30 years, I have experenced many homeowners, telling me how their insurance

      providers had "REFUSED" to pay claims, because "their home was vacant for a specific amount of time".

     Some insurance providers, denied large claims, because as little a 15-day vacancy had passed with

     no one living in the home or checking on it.  They wanted to see proof of a signed lease agreement,

     OR a copy of their "Home Watch Report", that included "date stamped photos", to prove someone

     was watching the home, and is wasn't "unoccupied" or "not checked " during their " NO COVERAGE



    Shocking, itn't it?  However, it is devistating if you are the homeowner who has been denied a large claim,

    having been left behind, trying to figure out a way to come up with or part with more of your hard earned

    money. Thinking for years, you WERE COVERED for all of any of these things happening.


    Our area used/installed old copper pipes years ago, that almost always starts leaking, or breaks, resulting

    in severe water damage, exspecially if vacant/unattended. The sadest part, is when the Homeowners tells me,

    "they didn't even NOW the clause existed in their policy".  It happens all the time, so you really do need to

    check your current policies, and be sure you read the fine print, KNOW what "clauses" and "out of pocket"

    exspeces exist, for coverage of; flooding, fires, theft, vandalism, pipe breakage/leaks, or anything.  If one

    exists, and you do nothing to prevent it from happening, you will regret it, that is what I know for sure. 

    If you get nothing more than this valuable information from me, it makes me happy to have saved you

    from large denied claims, which will save you thousands of dolllars.
